Mortgage rates are currently in the mid-to-upper 6% range. As of early August 2026, national 30-year fixed mortgage averages are generally around 6.6%–6.8%, depending on the source and loan assumptions. Freddie Mac’s latest weekly survey reported an average of 6.69% for a 30-year fixed mortgage and 6.01% for a 15-year fixed mortgage.

Rates vary by lender, loan program, credit score, down payment, and other borrower qualifications. FHA and VA loans may offer different rates for qualified borrowers.

July 2026 Kitsap County Housing Market Update

According to the latest Northwest Multiple Listing Service (NWMLS) report, Kitsap County’s residential median sale price was $592,000 in July 2026, down 1.2% from July 2025. The average sale price increased 2.2% year over year to $754,138.

During July, 494 new listings came on the market, 325 homes went pending, and 350 sales closed. Homes sold in an average of 32 days, the same as July 2025.

At the end of July, 834 homes were available for sale, representing 2.9 months of inventory—an increase from 2.7 months a year earlier. Inventory is giving buyers more options, although well-priced homes continue to attract attention.

Sellers received an average of 99.9% of their list price in July, compared with 99.7% the previous year. This suggests that accurate pricing and strong presentation continue to be important in attracting serious buyers.
